New FEMA Floodplain Delineation – Lenders Request Flood Insurance
FEMA recently changed the boundaries of the floodplain in our area, particularly in areas around Brighton Circle in RiverWalk. Lots previously brought out of the flood plain may now lie partially within this new delineation. This determination is sent by FEMA to lending institutions who, in turn, may request homeowners to carry flood insurance if their a portion of their home lies within it. Most homeowners can give proof that their dwelling structure remains out of the flood plain by hiring a licensed surveyor to shoot elevations and provide a Certificate of Elevation. If the dwelling is certified to be out of the flood plain, this document can be sent to the lender who may decide that flood insurance is not required.
